What Appeals to Today’s First-Time Homebuyers?

Every generation has it’s own flavor. Millennials, those born between 1980 and the late 90’s are no different. This tech-savvy generation is hitting the home-buying market, making their voices heard and bucking a few trends.

Bigger isn’t always better. In previous generations, first-time homebuyers gravitated toward the biggest house they could afford. More square footage was preferred, regardless of the overall condition of the house. Millennials are willing to sacrifice the size of the home to get higher-end finishes and energy-efficient components.

DIY gets a big N-O.  Most Millienials want to have fun and entertain on the weekends, not spend time working on home improvement projects and repairs. They’d rather have a smaller home with new features than a bigger home that needs a little TLC. New construction, upscale condos and full renovated homes are their go-to choice of styles, even though significant savings can be realized by investing in a fixer upper and putting in that sweat equity. While some are willing to tackle a few projects, most aren’t comfortable with a major overhaul.

Open floor plans continue to appeal. This trend has remained steady in the past several years, but if you think back to homes built in the 60’s and 70’s, many were designed with separate dining spaces and with formal living rooms. Today’s first-time buyer usually opts for open floor plans, minus that dedicated dining area and secluded den.  They’d rather have the kitchen, dining and living space open to allow for better flow of traffic and conversation.

Entertaining options. Even if it’s low-key, the ability to entertain friends and family is a priority for Millenials. An outdoor space and a great floor between the kitchen and living area can entice them to choose one house over another.
